The Job
Warner Bros. Entertainment Inc. seeks a Sr. Analyst, Real Estate Accounting for the EFS - Global Infrastructure & Theatrical Distribution department.
The Daily
• Responsible for compiling and submitting month end accruals for worldwide lease
• cost centers. Answer review note questions in conjunction with GRE Finance.
• Responsible for intercompany rent allocations for worldwide cost centers on a monthly
• basis and review of the floor plans in aperture which supports said entries.
• Responsible for A/R billings, collection for 3rd Party productions for internal lease billings
• full scope. May also need to include billings for tenant improvement allowance and bro/sis billings.
• Responsible for various JE's within the month/quarter, etc. WM allocation in for domestic locations; manual Canada productions JE's and global ARO bookings. Also, any manual JE's requested for material leases not included in the KLT load file on SAP financials.
• Preparing the C&C footnote for quarterly submission with assistance from GRE Finance.
• 6Providing the monthly final BW reports to GRE finance to assist with the budget/forecast. Possible other reports may be needed.
• Answer questions from EY auditors, assist with territory issues.
• Responsible for proper accounting treatment for real estate specific activities, e.g. FAS13 Deferred Rent Liabilities, FAS146 Cease-Use Obligations, FAS143 Accrued Reinstatement Obligations.
• Various special projects and/or analysis.
The Essentials
• Minimum of 4 years of Real Estate Accounting experience
• Corporate Real Estate environment preferred
• Lease abstract experience and understanding of legal documentation preferred
• Prior financial reporting, operating and capital budget, GL, profit/cost center accounting, management accounting and other similar responsibilities required
• Tenant Improvement allowance, tracking and collection experience helpful
• Prior entertainment experience helpful
• SAP knowledge in R/3 (financial roles, buyer roles), SRM, IXOS, KLT, Hyperion, Harbor Flex, Winshuttle and Imaging/Workflow knowledge preferred
• Bachelors Degree in Accounting or Finance required.
• Knowledge of US GAAP lease accounting required.
• Knowledge of lease audits required.
• 10 key adding machine by touch.
• Knowledge of computer systems: IBM, PC and compatibles required, mainframe experience preferred.
• Willingness to research issues and get job done accurately and timely.
• PC Skills: Windows, Excel, Word, Power Point, lease software, aperture applications
• Excellent communication skills, both verbal and written, articulation in a professional manner
• Exceptional organization and leadership skills required
• Must be dynamic, precise, thorough, and extremely organized
• Must have the ability to work in high pressure situations in a fast-paced environment
• Must have the ability to communicate effectively and professionally with management, managers, outside vendors, and all levels of personnel
• Must be detail oriented
• Must have the ability and flexibility to work well under time constraints to meet all deadlines
• Must be able to work independently
• Must be able to maintain confidential standards and sensitive information
