Viacom’s Core Services team is seeking a Facilities Maintenance Manager for its state of the art West Coast locations.
This position will be responsible for the overall management of facilities and operations of Viacom’s West Coast locations. The candidate needs to have skills to manage daily operations and the ability to successfully execute Viacom’s policies and procedures. This is a highly visible position, serving as the liaison for the Viacom employees, building management, vendors and relevant contractors on an ongoing basis.
Responsibilities
• Provide oversight and coordination of work being performed by vendors and contractors. Ensure that these entities perform their duties as per Viacom’s policies and procedures while providing high end services for all West Coast Viacom properties.
• Provide quality control inspection and develop reports related to work being performed by vendors and contractors as dictated by established maintenance schedules.
• Prepare assignments and organize workload for vendors and contractors as required to maintain the properties.
• Review services being provided by cleaning contractor & landscaping contactor on a daily basis and develop weekly report indicating quality of work being provided. Report to be shared Superiors and reviewed with contractors.
• Manage maintenance services calendars related to multiple trades to include, cleaning, HVAC maintenance, electrical systems, lighting, landscaping, pantry equipment, etc.
• Supervise labor for special events/projects to ensure all service/contactor related elements are being provided at a high quality.
• Serve as the point person and first contact for building services coordination, emergencies and security issues, report accordingly to CORE Services management. Monitor to insure security procedures are implemented to include updating contacts, policies and procedures. Ensure that emergency response equipment is properly situated throughout the building.
• Assist with and provide key information in the preparation of the facilities budgets by tracking vendor expenses and developing projections for long range planning for prospective projects.
• Monitor budgets and expenditures to include preparing of special reports as needed. Works closely with the Finance Department on invoicing and billing, capital expenditures and capital project requests.
• Manage database of all equipment, finishes, specifications and drawings, reflecting CORE Service managed categories.
Basic Qualifications
• 3-6 years of experience in facilities maintenance in a supervisory role.
• Conduct fire guard training course for personnel.
Additional Qualifications
• Knowledge of building systems.
• Ability to recognize and repair deficiencies in office furniture, finishes, door hardware and general office furnishings.
• Basic knowledge of the proper use of hand tools, basic power tools and possess the ability to recognize various hardware and methods of initiating repairs for related tasks.
• Knowledge of blueprint and construction documents is necessary, including recognition of general construction, HVAC, electrical and plumbing drawingMust be organized and perform various assignments in an orderly, safe and professional manner.

• Must be able to recognize building related deficiencies and oversee repairs, where possible, and ensure that they are carried out in a timely manner.
