At Hudson Pacific Properties, we provide best-in-class office & studio space to the biggest names in tech and media (Netflix & Amazon) and we're seeking a Director of Sales to lead the overall leasing efforts of our subsidiary Sunset Studios' brand-new project - Sunset Pier 94 Studios.
Sunset Studios is one of the world's largest independent providers of soundstages with 39 stages across 4 studio lots in Los Angeles. Additionally, through its production equipment and services brand Quixote by Sunset Studios, the company offers equipment rental of trucks, trailers, generators, light & grip, and production supplies. The company has operations in Los Angeles, Albuquerque, Atlanta, and New York.
Sunset Studios will soon be opening its incredibly exciting new project - Sunset Pier 94. Located in midtown Manhattan near the Hudson River, Pier 94 will offer 6 purpose-built TV/film soundstages with adjoining support, office, and mill space. Sunset Studios is looking for a Director of Sales to lead the overall leasing efforts of Pier 94. The ideal candidate will be a seasoned sales executive with television and/or feature film production knowledge and have relationships in the industry at both the studio and production level.
Reports to: SVP, Sales & Business Development.
What You'll Do
-Identify and track all TV and film projects projected to shoot in the NY market (with support from centralized business intelligence resources).
-Build and manage, via outbound sales efforts and communications, a robust sales pipeline. Optimize leasing efforts to ensure maximum occupancy.
-Effectively bundle stage, production office, productions support, and all production services to maximize net revenue.
-Understand the studios' competitive advantages relative to other offerings in the market. Continually monitor competitors resulting in a clear understanding of leasing and production service current market pricing. Leverage industry relationships to gather business intelligence.
-Lead negotiations for prices and terms and close leases.
-Build and maintain relationships via an outreach program to media decision makers including producers, line producers and entertainment executives responsible for the selection of stages and production offices.
-Build strong relationships with existing clients and establish a high renewal rate.
-Manage client relationships and assure Operations follows up to resolve client issues. Assure smooth onboarding of clients and manage exit interviews upon client departure. Leverage exit interviews and periodic client surveys to assure the highest level of client satisfaction.
-Establish, plan, and drive messaging for all marketing activities.
-Lead efforts to find additional revenue sources or other actions to counter an unfavorable variance if revenue is not meeting budget.
-Coordinate and process contracts, agreements, and all other paperwork associated with completing the sales process including insurance, security deposits, and credit checks.
-In conjunction with Finance, manage the monthly and quarterly revenue forecast. Be knowledgeable of all tenants, operations, or other actions that directly impact the forecast and ensure those impacts are reflected in the finance guidance timetable.
-Represent the Company at relevant industry events.
-Complete ad hoc analyses as requested by SVP, Sales & Business Development.
What You'll Need
-Bachelor's Degree required, preferably in business, marketing, or related field.
-10+ years of experience in the media & entertainment industry, preferably in a sales role.
-Experience sourcing, negotiating, and closing deals.
-Proven track record of developing and maintaining relationships within the media & entertainment industry.
-Ability to collaborate/negotiate with individuals at all levels, including internal and external stakeholders.
-A positive, entrepreneurial mindset always searching for solutions rather than identifying problems.
-Proactive, self-motivated, efficient, detail-oriented, and organized.
-Polished professional demeanor with excellent written and verbal communication skills.
-Excellent computer skills and demonstrated working knowledge of software applications, including Salesforce and Microsoft Office, with a high proficiency using MS Word, Excel, and PowerPoint.
-Progressive leadership in sales, business development, or partnerships preferred.
-Entrepreneurial experience, whether at a start-up or within a large company preferred.
-Relevant contacts in the studio system or film and tv industries broadly preferred.
-Passion for networking and relationship-building preferred.
Physical Requirements
This position requires the physical ability to do a wide range of constant physical and office activities, including but not limited to walking, standing, sitting for long periods of time, bending, lifting, walking and climbing stairs throughout the property, including construction sites, and moving between departments to facilitate work.
Salary Range: $211,000.00 to $243,000.00 annually USD (subject to relevant experience)
