Job Description

Job Summary
Reporting directly to the Project Director, you will be responsible for monitoring the sequence and progress of daily work in the field, troubleshooting problems, ensuring effective project sequencing and inspecting for quality control.
Responsibilities
• Track open RFI's, non-conformance logs and submittals to ensure that the design team is providing timely information needed to advance the work in the field.
• Track any potential scope changes, delay claims, and cost and schedule impacts associated with design changes.
• Review all material testing reports and data and present deficiencies to the Project Director for corrective action requests.
• Monitor the timeliness of deliveries of furniture, fixtures and equipment (''FF&E'') to the site, and evaluate actual construction progress against the project schedule.
• Ensure Construction Manager is implementing and maintaining its site logistics/site utilization plan(s). Interface as necessary with adjacent and affected stakeholders.
• Assist client in obtaining all requisite governmental approvals, league approvals, and project entitlements; including permits, inspections, and completion certificates.
• Initiate and attend any required Health Department meetings.
• Monitor any field reports issued by the design team for field correction and/or completion.
• Actively involved with and/or manage the relocating/re-routing of any new utility services.
• Assist project architect, engineering consultants, and sub-consultants in resolving field problems and design conflicts.
• Provide information and assist with the completion of ICON's monthly report.
• Attend all regularly scheduled meetings as determined by the Project Director/ Executive.
• Analyze all change order requests to ensure entitlement, validity and accuracy. Make recommendations as necessary.
• Confirm that all Prime and Subcontractor Safety Plans have been submitted, agreed to, are in place and being followed.
• Ensure complete project closeout including punch list generation and monitoring, final acceptance of equipment and facilities, and compilation and review of all operations and maintenance manuals and verification of Owner Testing.
• Manage actual post-award procurement, delivery, and installation/integration of all Owner/Developer-direct FF&E systems and components.
• Coordinate the solicitation and proposals on the client's behalf for commissioning agent services from qualified firms.
• Monitor construction progress with respect to schedule and procedures. Implement actions necessary to maintain or improve construction progress and project controls.
• Monitor schedule including but not limited to Owner/Developer held contracts, such as Geotech, Environmental and Survey.
• Monitor the progress schedule, ensuring materials and equipment are ordered by the Construction Manager and delivered on site when needed and that the work continues as planned.
• Manage the responses of the design team with regards to each submitted change order or cost change documentation.
• Review all approved and implemented changes to work with respect to cost and schedule impact. Offer recommendations and implement follow-up actions.
• Review all proposed changes to work with respect to design intent, reason for the change, and reconciliation against the GMP. Offer recommendations to potential impact.
• Review and facilitate RFI process, shop drawing/submittal process and cause log to be maintained.
• Review, comment, and offer recommendations for all close-out related construction issues (final contract values for sub-contractors, etc.).
Required Experience & Education
• 5+ years of experience in the construction or a related services industry
• Bachelor's degree (Ideally in construction management, engineering or design)
• Familiarity with Microsoft Project and Bluebeam preferred
• Committed to a first-class experience for our Clients
• Familiarity with the Construction Specifications Institute (''CSI'') Division structure, construction change orders and like documents, budget formats, and architectural/engineering plans
• Working knowledge of the principles, practices and terminology in the construction industry including scheduling and cost estimating preferred
• Ability to read, understand and interpret contract documents, drawings, specifications, scopes of work and project schedule
• Self-starter with the ability to work independently
• Ability to prioritize workload under time constraints and work effectively as a team player
• Professional attitude with the ability to interact effectively with clients, contractors and project management team
• Detail oriented mindset with a positive "can-do" attitude
• Strong analytical and problem solving skills
