Full Time Job
The Job
• Oversees all hard service functions including the FM Engineering staff, programs, services, planning, scheduling, and execution of technical and mechanical projects related to building systems, critical facilities, and central plants
• Defines infrastructure requirements, both short- and long-term investments, upgrades, issues, and challenges that must be managed with building and infrastructure systems (e.g., HVAC, electric, chilling, plumbing, fire protection/alarm, building technology)
• Drives energy management initiatives and environmental, health, and safety programs/activities
• Defines additional broadcast/production/data center considerations, in conjunction with regional Design & Construction (D&C) team and business unit customers; collaborates with business unit production teams to align critical production requirements that impact the delivery of infrastructure services
• Manages (in conjunction with other appropriate enabling functions) required testing/inspections including (but not limited to) fire drills, fire protection systems, security systems, HVAC systems, emergency power, etc.; coordinates critical systems testing, repairs, and maintenance of EPS and UPS systems with key client liaisons and city agencies
• Provides management support and escalation path for site-level Engineering employees
• Manages third-party Engineering staff and related trades; interfaces with GRE Operations CoE Leads and Vendor Management Lead to resolve vendor performance issues
• Manages third-party energy procurement and engineering consultants; reviews market analysis for potential savings
• Monitors and implements CMMS preventative, scheduled, and reactive work orders related to hard services; reviews monthly reports for response times and deficiencies
• Manages and oversees the demand response programs with Con Ed, NYSERDA, and NYISO
• Develops and deploys operations improvement programs in conjunction with the PM CoE Lead
• Participates in expense and capital budget planning and management processes
• Manages portfolio-wide asset management program for building systems that integrates planned and preventative maintenance standards developed in conjunction with the PM CoE Lead
The Daily
• Oversees all planning, scheduling, and execution of hard service Repair & Maintenance services and projects, including reactive and preventative maintenance for site and region
• Manages site-specific Repair & Maintenance staff conducting demand, predictive, preventive, and other maintenance activities
• Maintains buildings and grounds to highest standards of physical appearance and operational performance
• Manages hard service operating expenses and provides status/reporting as required
• Manages third-party contractors and tradesman, including contracts, insurance, and procurement (in conjunction with Vendor Management Lead's guidance)
• Develops and deploys operations improvement programs in conjunction with the PM CoE Lead
• Participates in expense and capital budget planning and defines management processes for site and region
• Supports the execution of all moves within region (box or major construction) based on guidance from Space Planners or Project Managers
• Proactively engages Space Management and D&C staff to develop understanding of construction activities to anticipate move and occupancy needs
• Develops and maintains active and collaborative relationships with GRE Leads
• Advises on production and broadcast build-out costs and considerations for new leases/properties (or breakdown/decommissioning if selling)
• Advises on building rules and regulations as it relates to construction or project management practices as stipulated by the landlord; coordinates site-specific permission with landlord for project-related work
• Participates in business continuity program (BCP) development working with WM Security and other related stakeholders
• Supports purchase requisition, RFP, and vendor selection process with D&C and Procurement as appropriate
• Supports AT&T global carbon disclosure project
• Works with unions to ensure contractual compliance
The Essentials
• 10 years related experience in commercial engineering management services and operations (staffing, procurement, health & safety, call center operations, building systems, energy management), new business, account management, and/or project and financial management
• Bachelor's degree preferred
• Willing to travel domestically and internationally as needed
• Demonstrated experience with responsibility for leading teams in a service environment
• Demonstrated service management skills, including budget, schedule, and vendor management
• Demonstrated leadership skills in managing people and customers
• Certification in Facilities Management and/or Licensed Engineering preferred
• Ability to review and assess site and region-based budgets and participate in optimizing cost structure based on management and integration of leading practices
Technical Competencies
• Strong oral and written communication, negotiation, and analytical skills
• Excellent interpersonal and relationship-building skills
• Knowledge of office planning, space allocation, and interfaces between building support systems and end-users
• Proven record of providing excellent internal and external customer service
• Possesses knowledge of all phases of construction management including building structural design, value engineering, HVAC, carpentry, and electrical and mechanical specialties
• Professional Engineer a plus
