Sony Music Entertainment is seeking a Real Estate/Facility Manager.
The Manager will be responsible for reviewing and analyzing all real estate lease and capital requests for Sony Music domestic and international operations and administering Sony Music’s domestic real estate leases. In addition, the manager will oversee the day-to-day operations of Sony Music’s Rutherford, New Jersey site. The position will report into Sony Music’s SVP Finance for Real Estate responsibilities and Sony Corporation of America’s VP Facilities for Facility matters. Based in Rutherford, NJ.
Responsibilities
• Review, analyze and route for approval companywide lease and capital project requests related to space acquisition for Sony Music’s domestic and international operations.
• Prepare financial analysis for real estate options.
• Administer US leases and subleases including disbursement of rent payments; collection of sub-lease income; analysis of annual real estate and operating expenses escalations; compliance with lease terms; and initiate and review escalation audits.
• Prepare and analyze US facilities annual budget and review monthly expense variances.
• Maintenance of Global List of Sony Music real estate and annual reporting to Sony.
• Analysis and comparison of KPIs and metrics of Sony Music global studios and general support of the initiative
• Responsible for the annual collection of property insurance data points for US facilities and cost for Sony Music’s global facilities.
• Ad hoc analysis as required.
• Oversight of Rutherford facility which includes:
• Point of Contact for comfort and safety/security issues.
• Responsible for space projects and changes including capital projects, planning and space utilization.
• Maintain space allocation and charges to Sony Music’s internal business units.
• Tracking and maintenance of facility assets.
• Control facility cost.
• Responsible for CRISIS Management/Business Continuity Planning.
• As required escalate issues to building management and landlord.
• Oversee Facilities Coordinator/Mailroom and Office Shuttle driver positions.
Qualifications
• Four year college degree in related field.
• 3 – 5 years experience in facilities and real estate management.
• Independent problem solver and decision-maker.
• Detail-oriented with strong analytical and solid organizational skills.
• Excellent written and verbal communication skills.
• Demonstrated ability to build effective internal and external working relationships.
• Commitment to provide superior customer service to all internal customers.
• Willingness to take initiative and to follow through on projects.
• Strong sense of urgency and a bias for taking action.
• Flexible with the ability to handle multiple tasks in a fast paced environment.
• Proficient in Excel and o ther Microsoft Office programs.
