Summary: Under General Supervision is responsible for the direction, coordination, and evaluation of Arena Operations focused on Utility and Changeover. Carries out supervisory responsibilities in accordance with the organization's policies and applicable laws. Responsibilities include interviewing, planning, assigning, and directing work; rewarding and disciplining employees; addressing complaints and resolving problems.
Essential Duties and Responsibilities include the following. Other duties may be assigned.
• Directs, supervises and schedules Utility and Changeover.
• Determines staff hours and number of personnel required for events.
• Prepares schedules for Team Members and assigns them to specific areas for duty.
• Edits TMSS to resolve payroll discrepancies for the Operations Team Members.
• Reviews and monitors budget to ensure efficient operation
• Follows purchasing and procurement protocols to ensure expenditures stay within budget limitations.
• Ensures union contracts, state, and federal labor laws are upheld and adhered to.
• Attends meetings and training sessions, as requested.
• Ensures that Operations Department receives pertinent information for the most effective use of resources, facility and staffing.
• Provides yearly inventory of all equipment.
• Knows and ensures all laws, codes, ordinances, policies, procedures, Risk Management, safety precautions, rules/regulations and emergency procedures are followed.
• Assists in the development of programs to train all employees on Fire/Life Safety, Emergency and OSHA Procedures.
• Investigates, analyzes and resolves operational problems and complaints.
• Assists in the development and implementation preventive maintenance schedules, emergency procedures, safety and Risk Management policies in compliance with all company and governmental regulations.
• Ensure facility's fire and emergency safety systems are in operating order and compliant with all codes, ordinances and laws.
• Serves as MOD (Manager on Duty) as required
• Various other duties and projects as assigned.
Supervisory Responsibilities:
• Manages subordinate supervisor(s), Foremen, Crew Leaders.
• Is responsible for the overall direction, coordination, and evaluation of these units.
• Carries out supervisory responsibilities in accordance with company's policies and applicable laws.
• Responsibilities include interviewing, hiring, and training employees; planning, assigning, and directing work; appraising performance; rewarding; disciplining employees in conjunction with Human Resources and in alignment with union contracts; addressing complaints and grievances and, resolving problems.

• Demonstrate knowledge of practices and procedures related to event set-up and conversions; typical methods and techniques for cleaning and maintaining the facility equipment; and proper use and care of hand and power tools.
• Demonstrate ability to document work order, maintenance and preventive maintenance in CMMS program.
• Demonstrate ability to carry out tasks in a reliable, productive and expedient manner and be able to adhere to strict deadlines.
• Demonstrate ability to manage projects from start to finish or in support role.
• Possess skills and experience in labor relations, union contracts, purchasing procedures and supervising/training personnel.
• Engage in much decision-making that is generally governed by procedure and guided by policy.
• Demonstrate ability to carry out tasks in a reliable, productive and expedient manner and be able to adhere to strict deadlines.
• Understand and work from general instructions, specifications, blueprints, sketches, event documents and preventive maintenance schedules.
• Maintain an effective working relationship with clients, employees, exhibitors, patrons and others encountered in the course of employment.
• Follow oral and written instructions and communicate effectively with others in both oral and written form.
• Organize and prioritize work to meet deadlines. Work effectively under pressure and/or stringent schedule and produce accurate results.
• Operate a personal computer using CAD, Windows, Microsoft Office including, Word, Excel, and Outlook, and other standard office equipment.

• Work in a fast-paced environment.
• Remain flexible and adjust to situations as they occur.
• Capable of working extended hours such as nights, weekends, overtime, being on-call, and holidays as necessary.
Education and/or Experience
• Bachelor's degree (B. A.) from four-year college or university; or three to four year's related experience and/or training; or equivalent combination of education and experience.
• Minimum of 4 years facility management experience in a union environment.
• Bilingual English/Spanish preferred.
• Ability to oversee a safety program, with emphasis on awareness, discipline and compliance.
• Must have prior knowledge of arena changeovers.
• Ability to read and interpret documents such as safety rules, operating and maintenance instructions, and procedure manuals.
• Must have knowledge of Microsoft Word, Excel, Outlook and Time-Keeping systems.
• Ability to write routine reports and correspondence.
• Ability to speak effectively before groups of customers or employees of organization.
• Must be able to read, write, speak, and understand English.
