The Chief Building Engineer is responsible for daily operations of the Discovery Knoxville, Tennessee campus consisting of ~30 acres of developed and undeveloped land, two buildings totaling 330,000 square feet, two parking structures, and a storage warehouse. Scope of responsibilities will include but not be limited to: managing the overall maintenance and repairs program, comfort HVAC systems, plumbing, electrical, other mechanical systems, fire and safety systems and programs, lighting/lighting controls, LEED and EnergyStar implementation and tracking, local safety program. This position ensures all office infrastructure/support systems are operational and safe and will work with the Facilities Operations team to develop and manage yearly repairs and maintenance budgets. The Chief Building Engineer will also supervise and mentor engineering staff and manage vendors as necessary to coordinate preventative maintenance, system improvements and special projects.
Responsibilities
1. Provide an exceptional level of customer service
2. Manage the campus maintenance program including infrastructure and light maintenance activities
3. Supervise the internal infrastructure maintenance staff and outside vendors
4. Train and mentor less experienced Building Engineers, as well as participate in interviews as needed
5. Coordinate the selection of vendors and negotiate service contracts as needed
6. Provide support to and coordinate with the Technical Facilities Engineering group who have responsibility for MEP infrastructure serving the technical areas of the campus
7. Oversee vendors and other contractors involved in building maintenance, safety and minor construction projects
8. Review and approve construction drawings before work commences
9. Responsible for all equipment in buildings and operational efficiency of building’s energy

11. Track and evaluate electrical and water consumption
12. Create/maintain and oversee building’s preventative maintenance schedule and work
13. completion
14. Ensure completion of daily work orders and projects through FM Systems Maintenance Management module
15. Order parts as needed for department
16. Ensure buildings are operated in accordance with fire and safety codes
17. Evaluate building systems and make recommendations for repairs and replacements when necessary
18. Lead the on-site Safety program, working with the Corporate Safety Group and the Facilities Operations group
19. Responsible for hazardous waste management compliance
20. Work with the Safety/Security Department to make recommendations and manage safety and accident prevention program
21. Assist with developing and managing expense budget for Building Engineering group
22. Perform additional tasks as needed
Requirements
* Proficient knowledge of Microsoft Word, Excel and Outlook is required;
* Demonstrated knowledge of controls, operation, design, repair, preventative maintenance of HVAC systems with respect to; air-balancing, pneumatic instruments, VAV systems, chilled water systems, condenser water systems, boilers, and heat recovery
* Basic knowledge of electrical systems; ability to troubleshoot electrical switchgear, transformers, and work with 480 volt, 3-phase power
* Must have thorough knowledge of plumbing systems
* Ability to implement a training program for the maintenance engineering staff in the areas of HVAC, electrical systems and plumbing systems
* Able to work both independently with minimum supervision and in a team atmosphere
* Organized and able to prioritize multiple tasks and successfully meet deadlines
* Able to effectively interact with customers, field staff, co-workers and vendors
* Flexible and able to work with constantly adjusting schedule, priorities, and responsibilities
* Strong verbal, written, analytical, and interpersonal skills
* Able to participate as needed in an on-call program for emergency and special event coverage
* High School diploma or equivalent, 2-year Technical accreditation preferred
* 7-10 years experience in property and/or facilities maintenance
* Valid driver’s license and clean driving record
* Universal EPA Refrigerant Handling or Journeyman Plumber or Journeyman Electrical Certification
* Demonstrated general knowledge/understanding of commercial MEP systems, hardware, controls, etc.
* Additional certifications to be evaluated
* Able to climb ladders, bend, squat and other similar physical demands; work requires ability to maneuver in confined spaces and the ability to perform duties at heights
* Able to see, hear well (either naturally or with correction) and speak clearly
* Also includes: sitting, standing and bending; repetitive motions of hands and wrists due to frequent computer use
* Must be able to routinely lift up to 25 pounds, with occasional lifting of 50-75 pounds
* Must be capable of working extended hour days when job/business needs demand
* Will need to be available for 24x7 on-call rotation
* Must have the legal right to work in the United States
