Responsibilities Oversees the Orlando-based Universal Parks & Resorts support facilities master space plan, maintaining the short and mid-range strategy and tactics to meet backstage space need for both people and product/equipment. Manages the short and long term coordination of back of house building space requirements, allocation, layout, design, communication services, and facility expansion. Manages the overall efficient operation of Universal Orlando Off-site and leased building facilities, including general property management and maintenance.
MAJOR RESPONSIBILITIES:
• Develops and executes short and mid-term back of house space needs against Master Space Plan. Updates Master Space Plan as business staffing or other space needs change. Creates and or approves space drawings and oversees team in execution of remodels and moves.
• Tracks long-range strategic space planning targets to include building lease negotiations as well as enforcement of lease agreements and tenant improvement negotiations, planning and execution. Maintains accurate details of new and existing facilities and structures for development and/or modification of space to ensure efficiency, equity and minimal financial impact.
• Manages the day to day operation for overall facilities management and maintenance for offsite and leased buildings including preventative maintenance of the buildings, grounds, equipment, security coordination and plant facilities. Keeps in compliance with and abreast of all EHS and OSHA regulations as well as Factory Mutual Guidelines.
• Supports Director in negotiating master and local vendor contracts and agreements for: Furniture installation and repair; offsite building repair and maintenance; temp and permanent storage facilities; office trailer facilities. Maintains relationships and serves as a contact representative ensuring terms are met.
• Manages renovations/modifications as it relates to maintenance projects, as well as appropriate construction, to include budget planning, overseeing estimates, creating RFP's, reviewing bids, developing project schedules, contractor oversight, managing to budget and completion of approvals.
SCOPE:
• Responsible for $2.5 million operating budget.
• Supports Director in creating detailed capital budget requests.
• Collaborates with cross functional departments such a UPT, Tech Services, Security and other support services in order to maintain efficient operation of onsite and offsite facilities.
• Manage offsite facilities costs to minimize utility and services variable costs, analyzes CAM charges to ensure accuracy and efficient redistribution as appropriate. Qualifications/Requirements QUALIFICATIONS:
• Must have ability to translate business needs into technical requirements and be fully knowledgeable of current regulations pertaining to Facilities Management.
• Must be proficient in space planning and use of CAD or related software.
• Ability to read building and floor plans; have solid working knowledge of various trades; strong PM skills.
• High degree of tact is required and ability to partner with departments across the business is critical. Creative problem solving with high level of collaboration required.
• Excellent communications skills and ability to speak appropriately at all levels of the organization.
EDUCATION: Bachelor's degree in Business, Facilities Management or Design (Required).
EXPERIENCE: 7-10 Years related facilities management experience (space design required) required with at least 5 years in the Facilities Manager role; or equivalent combination of education and experience.
