We currently have an opening for a Facilities Manager. This position will be located in New York, NY.
Job Summary:
This candidate will have functional responsibility for the core support services required to keep the building operating at peak efficiency in the areas of facility operations, site-specific purchasing, access control, executive support services and operations project management. They will also direct the maintenance and repair of the building and equipment including technical, general maintenance, and renovation. This will also include the coordination of building maintenance activities with other divisions and departments, as well as executing or managing all engineering operations and mechanical/electrical maintenance of the facility.
Job Responsibilities:
• Organize, prioritize and ensure that maintenance requests and repairs are made correctly and in a timely manner.
• Assign, schedule and supervise the maintenance and repair of building and equipment.
• Establish and maintain vendor relationships with respect to building and equipment maintenance and repair.
• As requested, provide written estimates for labor and material costs for replacement, repair, alterations and improvements to facility, systems and equipment.
• Maintain adequate level of tools, equipment and other maintenance supplies.
• Participate in the forecast and management of the approved budget for equipment, materials and supplies.
• Maintain an organized, clean, safe work area, and a preventative maintenance program to minimize emergency repairs.
• Operate and maintain all building equipment to ensure the operation is within design capabilities.
• Maintain proper operation during seasonal changes and recalibrate controls based on seasonal conditions to ensure energy efficient operation.
• Perform all housekeeping functions and maintain a professional appearance of equipment and engineering spaces.
• Respond to emergency maintenance requests relating to plumbing, HVAC, electrical, and life safety from tenants, and must also be accessible around the clock.
• Monitor subcontracted jobs to outside concerns when it is not practical for them to be performed in-house.
• Supervise staff and outside vendors, as well as coordinate efforts with city officials regarding permits, electrical, gas, etc.
• Carry out policies and procedures concerning safety standards, administrative requirements, practices and work methods.
Job Requirements:
• Minimum 5 years experience in facility operations, preferably in a post-production facility.
• Must be able to operate HVAC Systems; Electrical Equipment; Compressed Air Systems; Elevator Systems; Plumbing and Water Treatment Procedures and Access Gates.
• Demonstrable experience in handling multiple concurrent facility-related tasks and requests, and the ability to quickly resolve problems.
• Project management and project reporting skills required.
• Ability to work in effectively in an organizational structure, partnering with internal departments as well as outside vendors to accomplish required facility services.
